Tuttle Design Firm's design process
Tuttle Design Firm, llc will explain all fees and services included with the design contract. You should be fully aware of the services that will be provided to you before committing to the terms. Once you are comfortable and are in agreement to the terms, the project can commence.
Homeowners should start gathering pictures of homes they find appealing, plans they have seen that have elements they like, and other detailed information on their personal lifestyle that may help get the design started. We will also provide a questionnaire that can possibly get you thinking of things you might not have normally considered.
Some homeowners have already completed this part once approaching a house designer, while others may be just starting. We can help guide you to online resources that can be a good resource for you.
We like to start with the floor plan. This phase is typically the most time consuming. We will typically provide several preliminary plans based on the gathering of all the information from the pre-design. Conversations and meetings back and forth are common before the floor plan has been settled. Some basic exterior elevation sketches may be started during the floor plan development, to make informed decisions on the plan. Once the floor plan is somewhat near the final design, the first half of the service fee will be billed before moving onto the rest of the design.
Many exterior designs can be implemented into any floor plan. Tuttle Design Firm, llc will consider the desired exterior design while developing the floor plan. There may also still be some floor plan changes to accommodate the aesthetics of the exterior design.
At this point, if there is a strict budget that needs to be met, you may discuss your preliminary floor plan and elevation designs with your builder to make sure you are still within your budget. Once the drawings become more finalized, if major changes are requested, you may incur extra design fee expenses.
Once the floor plan and exterior designs have been finalized, the utility plan (including electrical layouts) and interior elevations will begin.
If the house design has been full approved, the final drawings will be completed to provide you in digital form, as a full complete set of construction documents ready to build! This may include the roof plan, building outline plan, site plan, etc. This is when the final half of the service fee will be billed.
It is now time to build your home! If you haven't selected your builder already, you can use your house design to acquire price quotes from your choice builders.
